The Gurgaon luxury housing market had an uneven third quarter in 2026, though not a quiet one. Volumes across the National Capital Region were flat to lower, prices kept climbing, and a handful of transactions at the top of the range reminded everyone how far the ceiling has moved. This note sets out what the published data say, where they stop, and how we read them for families buying or selling above ₹5 crore.
A caveat first. The principal research houses report the NCR as a whole, and few publish a clean Gurugram-only series for the luxury band. Where we use regional figures, we say so.
Gurgaon luxury housing market prices: firm, and firmer in the NCR
According to Anarock, NCR residential prices rose 12 per cent year on year in the July–September quarter, the steepest among the seven cities it tracks, taking the average to ₹9,980 per sq ft against ₹8,900 a year earlier. Anarock's vice chairman attributed part of the move to rising land rates, visible in recent authority auctions in Gurugram and its neighbours.
That is a regional average, and it says little about Golf Course Road, where the relevant numbers are several times higher. Knight Frank put the average Gurugram price at ₹17,658 per sq ft in the first quarter of 2026, up 6 per cent on the year. The asking-rate pages of the portal 99acres show a different pattern within the city: Golf Course Road averaging roughly ₹27,800 per sq ft, up about 6.5 per cent over twelve months, while Golf Course Extension Road, at about ₹19,550, is marginally lower on the year. Asking rates are not transaction prices, and we offer them only as direction.
We would not read too much into any one of these series. What they share is a market in which the established address holds its value and the newer corridors, led by the Extension Road and the Southern Peripheral Road, compete mainly on price per square foot.
Absorption and launches
Anarock counted 13,765 homes sold across the NCR in the quarter, one per cent fewer than a year earlier, and about 10,900 new launches. Developers were cautious: Anarock's chairman has described the earlier slowdown as developer restraint rather than weak demand.
Knight Frank's nine-month data, reported on 5 October, show NCR sales down 11 per cent to 35,574 units, with Gurugram accounting for 57 per cent of the region's unsold stock. The same reporting records a 39 per cent fall, to 4,033 units, in transactions in the ₹5–10 crore band. The two firms use different methods and should not be added together, but they agree on the direction: the middle of the premium market has slowed.
Nationally, Knight Frank notes that homes above ₹1 crore now make up 55 per cent of sales, against 50 per cent a year ago.
The top of the market
At the other end, activity has been conspicuous. Knight Frank's first-half data show 371 sales of homes priced between ₹20 crore and ₹50 crore across India, against 181 a year earlier, and 35 sales above ₹50 crore, twelve of them in the NCR.
The market is separating: patient demand for the very best addresses, and hesitation everywhere else.
In August, a penthouse at DLF's The Dahlias was reported to have sold for ₹271 crore to the entrepreneur Manav Sardana, according to PTI. The unit has 17,200 sq ft of super area, which implies about ₹1.58 lakh per sq ft. The report did not say whether the sale had been registered. For reference, a 16,290 sq ft penthouse at neighbouring The Camellias was reported at ₹190 crore in December 2024, or roughly ₹1.17 lakh per sq ft. Earlier in 2026 a Dahlias apartment was reported at more than ₹120 crore, according to CRE Matrix.
Gurugram recorded 1,494 transactions at ₹10 crore and above in 2025, worth ₹24,120 crore, according to the High-End Luxury Housing Report 2025 prepared by India Sotheby's International Realty and CRE Matrix.
What is driving demand, and what could cool it
Three things stand out. Wealth creation among business families continues to feed demand for large, low-density homes close to the golf course; M3M India's Pratik Tibrewala made the same point to The Tribune this month. A deep launch pipeline on the Extension Road, reported by Business Today in September at about ₹35,000 crore of projects, is giving buyers choice they did not have two years ago. And in our experience buyers in this band are, for the most part, not borrowers.
The Reserve Bank's 25 basis point increase in the repo rate to 5.50 per cent, reported on 8 October, is the new variable. Developers quoted by The Tribune expect caution in mid-income segments, and relative insulation in premium and luxury.
Outlook for the next two quarters
We expect the festive months to bring decent enquiry but selective closings. Buyers above ₹10 crore are taking time, comparing resale and launch inventory, and negotiating more than headline prices suggest. We expect prices on the best Golf Course Road stock to hold, with limited movement in either direction, and we expect new-launch pricing on the Extension Road to keep stepping up. Records at the very top will continue to be episodic rather than a trend; one or two deals do not make a market.
The more useful signal, in our view, will be resale supply from the 2024–25 launches, and whether early buyers begin to sell before possession. Buyers weighing a launch against a completed home will find our framework useful.
If you are weighing this decision, we would be glad to talk it through, privately.
Frequently asked questions
How much did NCR housing prices rise in Q3 2026?
+
Anarock reports that NCR residential prices rose 12 per cent year on year in July to September 2026, to an average of ₹9,980 per sq ft from ₹8,900, the steepest rise among the seven cities it tracks. This is a regional average. It says little about Golf Course Road, where prices are several times higher.
Are luxury home sales in Gurgaon falling?
+
The picture is split. Anarock counted 13,765 NCR sales in Q3, one per cent fewer than a year earlier, and Knight Frank reports nine-month NCR sales down 11 per cent, with Gurugram holding 57 per cent of unsold stock. At the very top, Knight Frank counted 371 sales between ₹20 and ₹50 crore across India in the first half, against 181 a year earlier.
What is the highest price paid for an apartment in Gurgaon recently?
+
In August 2026 a penthouse at DLF's The Dahlias was reported by PTI to have sold for ₹271 crore. The unit has 17,200 sq ft of super area, which implies about ₹1.58 lakh per sq ft. The report did not say whether the sale had been registered, so it should be read as a reported transaction.
Will the RBI's repo rate rise affect luxury housing?
+
The Reserve Bank raised the repo rate by 25 basis points to 5.50 per cent, as reported on 8 October 2026. Developers quoted by The Tribune expect caution in mid-income segments and relative insulation in premium and luxury housing. In our experience, buyers above ₹10 crore are mostly not borrowers.
Where is demand strongest in Gurgaon's luxury market?
+
Demand is most visible for established low-density addresses close to the golf course, where wealth creation among business families feeds large-home purchases. The Golf Course Extension Road has a deep launch pipeline, reported by Business Today in September 2026 at about ₹35,000 crore of projects, which gives buyers choice. Premium-market volumes elsewhere have been more selective.
