Is Dwarka Expressway the next luxury address? An honest look
Infrastructure, a 135 per cent rise in prices since 2021, branded residences and the risks of unsold stock, and who should buy on the corridor.

Key takeaways
- Anarock reports Dwarka Expressway prices up 135 per cent since 2021, from about ₹6,032 to ₹14,180 per sq ft in the first half of 2026.
- Anarock puts available inventory at about 10,770 homes, an overhang of nearly 18 months at the current sales rate.
- The whole expressway is reported to have been operating since June 2025; the approved metro line is still under construction.
- Westin Residences Gurugram and Estate 361 show the corridor's range, priced from about ₹6.2 to 11.9 crore with possession in 2030 to 2031.
- The corridor suits long-horizon buyers and frequent flyers, not those who need to move within two years.
Dwarka Expressway luxury apartments are a credible proposition for buyers who want newer homes, quick airport access and lower entry prices than Golf Course Road, but the corridor is not yet a settled address. Anarock reports prices up 135 per cent since 2021 and a large stock of unsold homes. It rewards selective buyers with a long horizon, and punishes those who buy on momentum alone.
What has changed on the Dwarka Expressway?
The expressway runs from Shiv Murti at Mahipalpur to Kherki Daula on NH-48, a length variously given as 27.6 to 29 km. Published accounts say the Haryana stretch was inaugurated in part in March 2024 and that the whole route was operating by June 2025. A tunnel reaches IGI Airport's Terminal 3, and the northern end joins Urban Extension Road II. For anyone who flies often, this is the corridor's strongest argument.
Public transport is the weaker one. The metro line approved by the Union Cabinet runs from HUDA City Centre to Cyber City and includes a short spur toward the expressway, but it is still being built and expected dates have slipped before. We treat the metro as upside, not a reason to buy. Our Dwarka Expressway guide sets out connectivity, schools and hospitals in more detail.
How far have prices already come?
| Measure | Figure | Source |
|---|---|---|
| Average price, 2021 | about ₹6,032 per sq ft | Anarock |
| Average price, H1 2026 | about ₹14,180 per sq ft | Anarock |
| Rise since 2021 | 135% | Anarock |
| Gurugram average, H1 2026 | about ₹13,350 per sq ft | Anarock |
| Rents since 2021 | up 87% | Anarock |
The corridor now trades above the Gurugram average. Premium and branded projects sit well above the corridor mean; our own indicative band is ₹18,000 to 30,000 per sq ft, though sources vary with sample and definition. Established Golf Course Road towers remain far higher, which is the point of the comparison: Dwarka Expressway is cheaper, not cheap. Anarock reports about 10,770 homes available in the first half of 2026, an overhang of nearly 18 months at the current sales rate. Gains of this size are unlikely to repeat at the same speed.
Are branded residences a reason to buy here?
Two projects on our register show the range. Westin Residences Gurugram, by Whiteland Corporation in Sector 103, is the country's first Westin-branded residential project, with about 1,700 homes across 19.2 acres, designed by Hafeez Contractor with towers raised above landscaped gardens. Prices run from about ₹6.2 to 11.9 crore, and our listing shows possession in 2030 to 2031; some portals quote earlier dates, so check the Haryana RERA registration.
Estate 361, by Max Estates in Sector 36A, is not branded in this sense. It offers about 1,096 homes on 18 acres around a planted forest and a car-free ground plaza, at roughly ₹6.65 to 9 crore, with possession in 2031. Max builds to live in, and the service model suggests it.
A brand adds service and, sometimes, resale credibility. Ask whether the brand operates the services or merely licenses its name, what the fees are, and what happens when the licence ends.
What are the risks?
- Supply. Developers quoted in the same Anarock-based report put launches at about 14,000 homes in 2025, across roughly 115 active projects. The report flags oversupply risk in the ₹1.5 to 3 crore segment and calls the market "fairly balanced" overall. We would expect the premium end to be thinner, but it competes for the same buyers.
- Time. Possession for most launches is 2030 to 2031. That is four years of capital held, and delay interest is compensation, not a home.
- Amenities. Schools, hospitals and retail are uneven. Developer townships fill the gap, for a while.
- Cost of entry. Circle rates in the area were reportedly raised sharply in April 2026, which raises stamp duty. We cover the arithmetic in what it really costs to buy a luxury home in Gurgaon.
- Liquidity. Resale demand in a new corridor is thinner than on an established address.
How does it compare with Golf Course Road?
The two are different bets, not rivals at different prices.
- Maturity. Golf Course Road is built, lived in and resale-led. Dwarka Expressway is a district still being assembled, and buyers are paying for how it may look in five years.
- Timing. Most Golf Course Road homes can be occupied now. Most launches on the expressway deliver in 2030 or later.
- Price. The expressway's entry point is lower, which is its real attraction, but a lower price per square foot is not the same as lower risk.
- Upside. A proposed 1,000-acre Global City Gurugram and the metro spur could improve the corridor materially; neither is yet something to underwrite.
For those who want the established address, our Golf Course Road buyer's guide compares the five towers.
Who should buy Dwarka Expressway luxury apartments?
It suits frequent flyers, families with ties to west and south-west Delhi, and investors who are comfortable holding for five to seven years. It does not suit someone who needs to move within two years, who wants an established social fabric, or who is buying because prices have risen. Our broader view of where the market stands is in the Gurgaon Prime Report, and the framework for choosing a launch over a completed home is in new launch or resale.
If you are weighing the expressway against Golf Course Road, we would be glad to talk it through, privately.
Frequently asked questions
Is Dwarka Expressway a good place to buy a luxury home?
+
It can be, for buyers who want newer homes, quick airport access and lower entry prices than Golf Course Road, and who can hold for five to seven years. It is not yet a settled address: amenities are uneven, possession dates are 2030 or later, and Anarock reports a sizeable stock of unsold homes.
How much have property prices risen on Dwarka Expressway?
+
Anarock reports that average residential prices rose from about ₹6,032 per sq ft in 2021 to about ₹14,180 in the first half of 2026, a rise of 135 per cent, and that rents rose 87 per cent. That is above the Gurugram average of about ₹13,350. Gains of this size are unlikely to repeat at the same pace.
Is there unsold inventory on Dwarka Expressway?
+
Yes. Anarock reports about 10,770 homes available in the first half of 2026, nearly 18 months of supply at the current sales rate, which the report calls a fairly balanced market. It flags oversupply risk in the ₹1.5 to 3 crore segment. For buyers, the stock means room to negotiate and a need to compare launches carefully.
Is the Dwarka Expressway fully open, and is there a metro?
+
Published accounts say the Haryana stretch was partly inaugurated in March 2024 and that the whole route was operating by June 2025. The metro line approved by the Union Cabinet, from HUDA City Centre to Cyber City with a short spur toward the expressway, is still being built, and timelines have slipped before.
What are Westin Residences in Gurugram?
+
Westin Residences Gurugram, by Whiteland Corporation in Sector 103, is described as India's first Westin-branded residential project, designed by Hafeez Contractor. On our register it has about 1,700 three and four-bedroom homes on 19.2 acres, priced from about ₹6.2 to 11.9 crore, with possession shown for 2030 to 2031. Check the RERA registration for the current date.
Who should invest in Dwarka Expressway luxury property?
+
It suits frequent flyers who value the airport, families with ties to west and south-west Delhi, and investors comfortable holding for five to seven years. It does not suit buyers who must move within two years, who want an established social fabric, or who are buying because prices have recently risen.
