Golf Course Road
Golf Course Road is the corridor that defined luxury living in Gurugram, running from DLF Phase 5 towards Sector 54 and the Rapid Metro line. It remains the benchmark against which every newer address in the city is measured.
Gurugram's established address for large, quiet residences
The character
The road takes its name from the DLF Golf and Country Club, laid out in the late 1990s when DLF was assembling the city's first planned private suburbs. What followed was a long, orderly build-out: Phase 5 with its wide avenues and mature trees, then the tall towers of Sectors 42, 43 and 54 that overlook the fairways.
The result is unusually settled for a city this young. Landscaping has had two decades to grow, internal roads are broad, and the best towers offer low-density plans with few apartments to a floor. The neighbourhood is residential in the main, with offices and retail concentrated along the Sector 53 and 54 stretch rather than diffused through the streets.
Pricing reflects that maturity. The few new launches here are sold on rarity: land is scarce, large floor plates are hard to find elsewhere, and resale stock in the established DLF towers changes hands quietly and often off-market.
It suits
- Families who want the most established address in the city
- Buyers seeking large apartments and penthouses in low-density towers
- NRIs who value a recognisable, liquid location
- Owners holding resale stock who want an informed view of value
What it costs
- Luxury apartments (resale, established towers)
- ₹38,000 – 60,000 per sq ft
- Indicative, 2026. Varies widely by tower, floor and view
- New ultra-luxury launches
- ₹55,000 – 90,000 per sq ft
- Indicative, 2026. Exceptional penthouses have reportedly traded well above this band
- Independent floors, DLF Phase 5
- ₹30,000 – 45,000 per sq ft
- Indicative, 2026. Depends on plot size and construction quality

What’s ahead
Little land remains, so change is mostly vertical and selective: a handful of ultra-luxury towers around Sectors 53 and 54 and redevelopment of older stock. Infrastructure attention has moved to connections around the road, including the Southern Peripheral Road corridor, planned Gurugram metro extensions and continued upgrades to the Golf Course Road underpasses and service roads. For a buyer, the question is less what will be built than what will not be.
Before you buy, weigh
- 01Peak-hour congestion along the main road and at Sector 53 and 54 junctions is persistent, and the drive to the airport is highly variable.
- 02Entry prices are the highest in Gurugram, and the premium over newer corridors is substantial; resale discounts rarely appear.
- 03Older towers may need substantial refurbishment of services, so request maintenance records and society finances before any purchase.
- 04Water supply and groundwater levels in Gurugram are under strain; confirm what the society supplies from its own sources.
“This is the corridor we recommend when the priority is certainty rather than appreciation. We would spend our time on tower choice and floor plate, since the spread between the best and the merely good towers is wide, and on checking society documentation before price is discussed.”
