Golf Course Road vs Golf Course Extension Road: how we tell buyers to choose
One corridor is finished and the other is still being built. That single fact explains most of the price gap, and most of the decision.

· 5 min read

Key takeaways
- Golf Course Road is the finished corridor: mature, low-density and pricier. The Extension is newer, cheaper per square foot and still taking shape.
- On our guides, established GCR resale runs ₹38,000 to 60,000 per sq ft, against ₹22,000 to 42,000 for new and recent launches on the Extension.
- Online Real Estate Portal's asking rates are about ₹27,800 on GCR (up roughly 6.5 per cent) and about ₹19,550 on the Extension (slightly down).
- Launches on both roads quote possession in 2030 to 2033 and carry 5 per cent GST without input credit. Completed homes carry none.
- The proposed Sector 56 to Pachgaon metro is not yet under construction, so do not pay a premium for it.
Most families who ask me about Golf Course Road vs Golf Course Extension Road have already half-decided on the first. Then they see the prices on the Extension and start to doubt themselves. Fair enough. On a map the two are one address; as purchases, they are quite different.
Golf Course Road (GCR) is finished. The trees have had twenty years to grow and the towers are low-density, and you pay for both. Golf Course Extension Road (GCER) is newer, cheaper per square foot and, quite literally, still being built. Here is how we compare them with clients.
Golf Course Road vs Golf Course Extension Road: where each runs
Golf Course Road starts at DLF Phase 5 and heads towards Sector 54 and the Rapid Metro line. It took two decades to build out, and it looks it. Golf Course Extension Road carries on south, linking Sector 58 to Sohna Road. Ten years ago much of it was open land. Most recent launches from DLF, Godrej, TARC and others now sit between Sectors 58 and 66.
| Golf Course Road | Golf Course Extension Road | |
|---|---|---|
| Character | Mature, low-density, two decades of landscaping | Newer planned district, still forming |
| Typical stock | Completed DLF towers, plus a few new launches | Mostly launches and recent towers |
| Indicative rate per sq ft | ₹38,000 to 60,000 (resale); ₹55,000 to 90,000 (new ultra-luxury) | ₹22,000 to 42,000 (new and recent); ₹17,000 to 28,000 (established resale) |
| Cyber City | About 10 to 15 minutes | About 15 to 25 minutes |
| IGI Airport | About 30 to 45 minutes | About 35 to 50 minutes |
| Metro | Rapid Metro at Sector 54 Chowk | Rapid Metro at Sector 55/56; extensions proposed |
| Entry point in our collection | About ₹8.25 crore (The Grove, resale) | About ₹5.5 crore (Godrej Verano) |
These are indicative ranges from our own area guides and register, not transaction prices. Travel times depend heavily on traffic.
The price gap
It is wide, and the sources agree on that. The portal 99acres puts asking rates at about ₹27,800 per sq ft on GCR, up roughly 6.5 per cent in a year, and about ₹19,550 on GCER, slightly down. Asking rates are not what people actually pay, so read them as direction only.
Before comparing anything, convert to carpet area. Haryana RERA requires sales on carpet area, but brochures still quote super area, and the difference is larger than most buyers expect. One current Gurugram launch lists 3,977 sq ft of super area against 2,236 sq ft of carpet. A launch that looks cheap on the first number can look quite different on the second.
The gap deserves to be taken seriously, too. On a 4,000 sq ft super-area home, ₹15,000 per sq ft comes to ₹6 crore. That is an illustration, not a quote, but it is why so many families end up looking at the Extension.
Living there
GCR is the easier place to settle into. The roads are wide, the planting is mature, and Cyber City is 10 to 15 minutes away rather than 15 to 25. What you give up is newness. Older towers can need serious work on their services, so ask for maintenance records and the society's accounts before you talk price.
The Extension gives you newer specification, clubhouses that rival hotels and a few more schools each year. It is also unfinished. Construction continues across several sectors, and your exact spot matters a great deal: near Sector 56 and the metro is one proposition, the southern end another.
Peak-hour traffic is poor on both. Water is a question on both, so ask what each society supplies from its own sources.
Which holds its value better
I send people to GCR when they want certainty rather than growth. Little land is left, big floor plates are hard to find anywhere else, and good resale stock tends to change hands quietly. Our Q3 2026 Prime Report expects prices on the best GCR stock to hold.
The Extension is where the supply is. Business Today reported about ₹35,000 crore of launches in the pipeline there in September, and Knight Frank puts Gurugram at 57 per cent of the NCR's unsold stock. Developer blogs like to call the Extension the better investment on appreciation. I think the evidence is thinner than the claim. Launch prices have risen, but a launch premium should be checked against comparable deals, and with this much on offer a resale seller may wait a while.
Timing matters as much as price. Launches on either road currently quote possession between 2030 and 2033. An under-construction home attracts GST at an effective 5 per cent with no input credit; a resale or completed home attracts none. The rest of the bill is set out in what it really costs to buy a luxury home in Gurgaon. We do not underwrite homes at this level on rent. The case for buying is keeping capital safe and living in the place.
Metro and roads
The Rapid Metro already serves both corridors. The bigger promise is a proposed 36 km elevated line from Sector 56 to Pachgaon, estimated at around ₹8,500 crore, which would tie the Extension to the Southern Peripheral Road and the Dwarka Expressway. In the latest reporting I found, its detailed project report was still waiting on state approval. Until work begins, treat it as a hope, and do not pay extra for it.
How we would choose
Pick Golf Course Road if you need to move within a year or two, want an established neighbourhood, or mainly want to keep your capital safe. Completed towers carry no GST, and you can walk through what you are buying. Our guide to the established towers is the place to start.
Pick the Extension if 2030 or later works for you, you want to be the first owner, and a lower rate matters. Be fussy about sector, developer and delivery record, and read the RERA registration and sanctioned plan rather than the brochure.
Nor is it a clean split between resale and launch. Godrej Samaris is a launch on Golf Course Road, while The Aureva and Godrej Verano are launches on the Extension. If you are still deciding between completed and under construction, our note on new launch or resale sets out the questions we ask, and the collection shows what is available on both roads today.
If you are weighing the two corridors, we would be glad to talk it through, privately.

Frequently asked questions
Is Golf Course Road or Golf Course Extension Road better for luxury apartments?
+
Neither, outright. Golf Course Road suits buyers who want a mature address and a home they can move into soon. The Extension suits those who can wait for a newer building at a lower rate and will choose the sector and developer with care.
How much cheaper is Golf Course Extension Road than Golf Course Road?
+
On our area guides, new and recent Extension launches sit at ₹22,000 to 42,000 per sq ft, against ₹38,000 to 60,000 for established GCR resale. These are indicative ranges, not transaction prices. Compare on carpet area, since brochures usually quote super area.
How far are the two corridors from Cyber City and the airport?
+
From GCR, Cyber City is about 10 to 15 minutes and IGI Airport about 30 to 45. From the Extension, it is about 15 to 25 minutes to Cyber City and 35 to 50 to the airport. Traffic and sector make a real difference.
Are there new launches on Golf Course Road, or only resale?
+
Both. Most homes on Golf Course Road are first-owner resales in established DLF towers, but there are launches too, such as Godrej Samaris. The Extension has the larger pipeline, including The Aureva, Godrej Verano and TARC Ishva.
Is there a metro on Golf Course Extension Road?
+
The Rapid Metro serves the area at Sector 55/56. A 36 km elevated line from Sector 56 to Pachgaon is proposed, but in the latest reporting we found it was still at the report stage. Treat it as an intention until construction begins.
