Dwarka Expressway
The Dwarka Expressway links Delhi's Dwarka with NH-48 at Kherki Daula, and its sectors in Gurugram, roughly 99 to 113, have become the city's fastest-growing residential belt. Its appeal is newer supply, a short run to the airport, and lower entry prices than the established southern corridors.
Gurugram's western corridor, closer to the airport
The character
Where Golf Course Road grew around a golf course, this corridor has grown around a road. The expressway, a grade-separated highway with long elevated and tunnelled stretches, opened in stages in 2024 and 2025 and quickly drew large townships and branded residences.
The setting is more open than the southern sectors, with wider plots, lower existing density and a clear sense of a district being built from a blank page. Several projects carry hotel brands, and the expressway brings airport and Delhi within reach in a way the older corridors cannot match.
The trade-off is that day-to-day amenities are still catching up. Buyers here are often purchasing a view of how the area will look in five years, which is a reasonable bet but a different one from buying into a settled address.
It suits
- Frequent flyers who prioritise the airport
- Buyers seeking branded residences at lower entry prices than the southern corridors
- Families with ties to west and south-west Delhi
- Investors comfortable with a growth corridor and a longer holding period

The life around the house.
Schools
Several international and CBSE schools in and around Sectors 99 to 112 have opened or are under construction; Delhi's Dwarka schools are close at the northern end
Hospitals
Medanta The Medicity and other Gurugram hospitals within 20 to 35 minutes; hospitals in Dwarka at the northern end
Clubs & golf
Project clubhouses are the main facility; golf courses are further afield, with the DLF and Classic courses 25 to 40 minutes away
Dining & retail
Developing retail within townships and several mall projects underway, with Cyber City and Dwarka serving most needs
What’s ahead
The corridor is expected to gain from continued launches by established developers, further social infrastructure, and planned public transport including metro links to Gurugram's network. Official timelines for these have slipped before, so the sensible approach is to treat them as upside rather than a basis for the purchase.
Before you buy, weigh
- 01Anarock reports sizeable unsold inventory, so buyers have negotiating room and should compare launches carefully.
- 02Prices have risen sharply since 2021, so recent gains should not be assumed to repeat.
- 03Social infrastructure, such as schools, hospitals and retail, is uneven and may take years to mature.
- 04Expressway access points and slip roads vary by sector, which affects real-world commute times considerably.
“We see this as a corridor where project choice and developer quality matter more than the address. We would advise buyers to visit at weekday peak hours, test the real commute, and favour projects with delivery already under way.”
