North Goa
North Goa's quieter villages, among them Assagao, Siolim, Moira, Aldona and Parra, hold the state's most sought-after second homes, with Anjuna and Pernem at either end of the spectrum. Mopa airport has shifted the geography of access northwards, and with it the conversation about value.
Susegad villages, now with an airport of their own
The character
Bardez taluka, with its Portuguese-era houses, paddy fields and village chapels, supplies most of the area's character. Assagao has become the best-known address for new villa estates, while Siolim and Aldona offer more riverine landscapes and a quieter pace, and Moira is known for its old family houses and the distinct local bread and cooking.
Anjuna and Vagator carry the busier, more international identity, with restaurants and beach clubs that draw crowds in season. Pernem, further north, is far less developed, with larger land parcels and a gentler tempo, and is where the airport's effect is most direct.
Much of what buyers value here is hard to replicate: older trees, village plots, and a sense of scale. It also means the market is thin, many properties are never publicly listed, and the difference between a good and poor purchase is rarely visible from the street.

What’s ahead
Mopa airport is operational and has continued to add routes, and the state government has pursued road upgrades around Pernem and the north. Planned rail and highway improvements and new resort and hospital investment may add to appeal. How much of this feeds into residential prices remains debated by local developers.
Before you buy, weigh
- 01Title is the central issue: insist on a thorough chain-of-title search, Form I and XIV extracts, and checks for tenancy, mundkar rights and comunidade land.
- 02Conversion of land use, zoning under the regional plan, and development-zone restrictions, including coastal regulation and no-development slopes, determine what can legally be built.
- 03Under FEMA, NRIs may buy residential property but not agricultural, plantation or farmhouse land, so the classification matters.
- 04Monsoon brings heavy rain, so drainage, damp-proofing and access in June to September should be inspected personally, ideally in season.
“We treat Goa as a due-diligence market first and a design market second. Our advice is to appoint an independent Goan advocate before agreeing price, visit in the monsoon, and be wary of any estate whose approvals cannot be shown in full.”
